Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

Page 7 of the Artis Q4 2022 MD&A says Artis AFFO payout ratio for the year ended 2022 is 63.2%.

AFFO/unit for the 3 months ending December 31, 2022 was $0.19/unit as reported on page 34 of the Artis Q4 2022 MD&A. Distributions are $0.05/month = $0.15 over 3 months. That would be a 78.9% payout ratio as reported on Page 35 of the Artis Q4 2022 MD&A.

I'm not sure how other numbers are arrived at however I believe the numbers I've posted above are correct since they are taken directly from Artis themselves.

i did some deeper digging and found he is long artis prefs according to his 2022 annual top 25 position report which made up 0.4% of the fund at the time.

sounds like he is long prefs and short commons. such slanderous comments hurt the company. anybody confirm he is wrong i'll go HAM on him on twitter and call him out.
