Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

RE:RE:RE:Crown me KingI use H&R as a lever for my leverage... I've been buying lows and selling highs for the past 2 years... buy a handful of REITs on the way down and I am usually left with only H&R (~2/3 of peak position) at the top of each cycle... H&R is my core equity position - always the last RE asset I realize profit on to reduce leverage... I've done it 4 times thus far (currently on fifth)... you know me - mr tansparency... snakey has seen it play out on the H&R board... it's always been a longterm macro trade for me via long deep discounted hard asset and short the currency (via debt/leverage)... Dream Office may very well outperform... but with respect to H&R - from my perspective - I am just buying back the 10k shares I recently sold between $12.5 and $13.2... happy to hold forever... will not sell once we return to ZIRP and money printer goes brr... (how I see it - bear rallies are short cycles in a larger macro cycle, currently QT)... my theory - with debt to gdp where it is.. money printer goes brr cycle is the most important cycle. So far so good.
