RE:Probably the best play in CAD REITS I don't understand why Artis or DAM would possibly consider selling given they surely understand all this. A second SIB would eliminate almost the entirety of the public float if Artis/DAM don't sell. It would be super easy to take private. They could even pay full NAV for the very few remaining units if necessary following a second SIB. Toronto is not Calgary. It's not impossible to sell a property if liquidity is necessary.

I don't know why Artis doesn't frontrun a second SIB by selling their FCR stake and dropping it all in Dream Office.
