You are correct SNAKEYBOY. The 5.6 million includes Artis only. You made a very good point that the money does absolutely not need to be obtained solely through a second SIB. They could do:
$100 million Dream Office second SIB
+
$100 million Artis/Sandpiper (e.g. $50 million from each perhaps from FCR unit sales)
+
max out this NCIB and the renewed NCIB

Heck - Artis/Sandpiper could probably buy out the entire float themselves just by Artis/Sandpiper exchanging their 9% FCR stake for D units.
