An (agressive) NCIB is preferable to a distribution cut as the former rewards long termshareholders while a distribution cut "rewards" shorters by reducing their monthly outlay.

However if there is no share price response to the NCIB after a substantial outlay of funds, then a distribution cut should be the next step. This REIT is close to "success" but rising interest rates are still a real threat to many.
