Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

RE:UPTREND IN TACTCominar is achieving some real success selling properties lately. I would imagine the 18% Cominar junior preferreds owned by Artis will be redeemed as soon as Cominar is in a financial position to do so.  "At March 31, 2023, the REIT had preferred investments of $122,630..." (Artis Q1 2023 MD&A, page 37)


Artis has more real estate it intends to sell and Artis has the D and FCR units which can be sold anytime they please if liquidity is required. I personally believe it is a terrible idea to keep so much liquidity trapped in FCR and think it would make a lot of sense to sell more FCR if it rallies a bit and use the money to fund further repurchases of Artis preferred shares or repayment of high interest debt. 

I think we'll do just fine with Artis as long as we're patient.
