I would imagine the 18% Cominar junior preferreds owned by Artis will be redeemed as soon as Cominar is in a financial position to do so. "At March 31, 2023, the REIT had preferred investments of $122,630..." (Artis Q1 2023 MD&A, page 37)
Artis has more real estate it intends to sell and Artis has the D and FCR units which can be sold anytime they please if liquidity is required. I personally believe it is a terrible idea to keep so much liquidity trapped in FCR and think it would make a lot of sense to sell more FCR if it rallies a bit and use the money to fund further repurchases of Artis preferred shares or repayment of high interest debt.
I think we'll do just fine with Artis as long as we're patient.
