Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

RE:RE:RE:LISTENED TO ANNUAL MEETING Q & AWell said Frankie. There is no reason not to pay down debt because like you said - it can always be added back again if something is worth buying. Manji is surely smart enough to realize that even industrial and retail ETFs are not trading in public markets anywhere near full NAV so it doesn't make much sense to keep any Artis assets that can be sold for full NAV. 

Dundee REIT scooped up Adelaide Place for $300/foot back in 2010. Cash is king at times like this and there will surely be some very good deals to be found when the economic cycle turns.

things will get very interesting should Manji decide to sell more than the publicly disclosed disposition annual target. I hope he unwinds the leverage aggressively, knowing he can ramp it all the way back up and potentially buy an huge stake in another REIT once the macro improves. I hope he dosnt lose that Q1 conference call confidence.

He royally goofed on the debt, but I still believe in his vision. Brilliant thesis, horrible timing - in a market that I don't think ever understood what he was trying to build.
