Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

RE:RE:Winnipeg Industrial: The Next Investment FrontierI think it would make a lot of sense for Samir to unload all industrial properties. Even if Artis wants some industrial exposure, they might as well have that through an industrial REIT like DIR.UN which has been extremely stable around $14/unit and they can then sell that off very quickly if they want liquidity like Dream Office did to fund their SIB when the time was right. Physical real estate is a multi-month process to sell so it would not provide Artis with the ability to rapidly profit from a market dislocation the way having public market investments like DIR.UN allowed Dream Office to quickly act.
