...have any of the analysts posted implied cap rates? If not I'll run the numbers for the boys later today... if I had to squint and guess, I would estimate around 8%-8.5%.

Reece, you are certainly correct - NAV is deceptive. Which is why I use NAV and reported cap rates to calculate the implied cap rates... because we aren't buying and selling at NAV... we're buying at selling at market value.
