I'm not sure why Artis wouldn't sell every asset they can at or near full NAV when they are trading in public markets for substantial discounts to NAV. One benefit of the terrible Artis debt maturity profile is that asset sales might make sense even at generous cap rates.
It's really not that complicated. If the properties are worth their IFRS NAV, then sell them. Use the cash to pay down debt and once debt maturities are more manageable, do a SIB like Dream Office if still necessary to increase the Artis unit price.
