Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

A willingness to sell assets was what attracted me to Artis in the first place. I'm not sure why Artis wouldn't sell every asset they can at or near full NAV when they are trading in public markets for substantial discounts to NAV. One benefit of the terrible Artis debt maturity profile is that asset sales might make sense even at generous cap rates.

It's really not that complicated. If the properties are worth their IFRS NAV, then sell them. Use the cash to pay down debt and once debt maturities are more manageable, do a SIB like Dream Office if still necessary to increase the Artis unit price.
