RE:RE:SvenI am about as balanced as one could be concerning GRB. 
I post about the positives as I see them, but also am not afraid to talk about the potential pitfalls.

Sage Ranch has a lot going for it, as it is in the middle of the city, right beside the highschool, an obvious infill project. And it is a very appealing layout. I have no doubt the city would like to see it built, but what they won't want is another half-finished eyesore.

I just don't see how it could be sold out in 6 years, which would affect the present value of the project.
But I am fully open to be proven wrong. I live in a new development with only about 60 houses, and it took about 10 years to complete. Obviously I don't live in Tehachapi, but the development is the premier area in our small city.

And I don't believe the profits are as high as advertised. I was the general contractor for my own house, so know just how much it costs to build a quality building.

But, all things considered, if Sage is a go, GRB is defintely worth more than 79 cents. How mcuh more is the question, as I don't give their other projects any chance of success. JMO
