RE:PlumuttingInterest rates rise, utilities share price drop. Pipeline, Com stocks etc behave very simialr to Bonds, with an added risk factor. When your primary return is dividend yield rising rates and higher rates for longer are not your buddy. Rest of the utilites, REITs, Telecoms etc are showing the same pattern. Add to that the spin off that no one completely undersands the ramifications of, and not hard to see why it isn't going up.
