"one day" isn't much of a prediction.

Lets get back over a buck first.

But if Sage Ranch gets approved, I could see $1.50 as a reasonable target.

Montalva is still too far in the future and too uncertain to put much value on it other than a few dimes of speculative premium. So $2 isn't out of the question, one day. :o)
