1. Sell some properties, especially the industrial jewels, and plough the proceeds into debt reduction and NCIBs. If the dispositions are large enough, accelerate the buybacks with SIBs on both units and preferreds. Even if this takes a few years to fully play out, I would be happy as long as I can see progress along the way.

2. $7.76 and moving steadily down as I gobble up more units. But I bought a full position as an initial stake in the $10.50 - $12.00 range after the Manji takeover, and I will not brook a loss on this base position.

3. $12 and I would reluctantly fold my hand. But with so much upside for Artis, I think a takeover of the whole enterprise would be far from optimal for minority unitholders.
