The master development plan was the big catalyst. The PDP is merely documentation approval of dotting "i"s and crossing "t"'s.
The largest resulting factor will be that GRB can begin taking formal money down payments for the (350) reservations they apparently have.
The catalyst will be seeing those reservations immediately converted into down payments for funding the project moving forward.
It was stated VOYA has committed the funding to begin the required infrastructure workings secured by the Sage Ranch lands and obviously their invested infrastructure. No brainer for them because they could recover those funds if a sale were necessary.
VOYA has broken out the "homebuilding" financing portion of the total $40M funding.
With the bonds that need to be issued to the city, Sage Ranch is basically owned by VOYA and the city.
Having those (350) reservations converted to deposits is truly the next catalyst in my opinion.
