Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

Hope you are correct re: common distribution Frankie. Lots of moving parts on this. I still think we have the right team aligned with unit holders (for the time being).

if I listen to my inner conspiracy theorist - making unpopular but fiscally justifiable moves makes sense. If the end goal is for Artis is be taken private by Sandpiper, the unpopular decision to cut the dividend would make total sense. We modeled dividend liability >100% of AFFO in the coming months.
