Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

Ex dividend a couple days ago. 45 cent pay out.

Effective yield over 11% on a cost basis of 15.76.

Brookfield property preferreds will get you a slightly higher yield, but there is a delisting and PE shenanigans risk etc.

Pipelines can also get you double digit qualified dividend income.

I like the preferreds in this name - even if it is eventually taken private. Change of control clause etc.
