I do proudly own a ton of shares and will see this through to state my bias.  Schneps, it was a good response and lots of thoughtful info.

However, way more thought than I or most would
put into it unless you are seriously considering a MAJOR investment and this has gone on for years.  Also with your negative and often attacking style, one would assume or have to be an idiot to think you don't have a "bone to pick" with Jeff.  That's your business but bad taste the way you often have presented yourself.  

The reason a company like Altus was used with complete unbiased world class asset evaluation, is because you or I are not able to access the info or have the expertise to come up with a realistic "it will sell for this" value.  The work has been done dude!  You can nitpick and speculate but Altus built in A LOT of room for error, they are the ultimate professionals.  So tone down the asset questioning as you are pretending to know more than world class asset evaluators.  Their valuation assumes develop and salability BY DEFINITION.   The Sage Ranch salabiliy or asset is in not in question anymore.  It's not or Altus isn't Altus and banks (the ultimate conservative lenders) wouldn't use or lend off the report (which we know they do).   You're little tinhorn analysis here and there is fine but it misses the big picture.  KISS principle.  And if it's taken too long for you then don't invest or state you think it's going to take GRB forever to develop instead of constantly questioning the asset or the water rights (not an issue to development or sale)  

oh wait.  You said you didn't want to invest, but now you might, but ignored the bone to pick with Jeff question and why the endless hours of research you've done of negatively biased constant deep dives.  Of course there is time risk.  As far as the asset, go fly a kite (referring to your last 2 years of posts not this one specifically).   This was a "positive" post but a major exception.  Usually you a desperately digging to smear the stock and sound legitimate enough to sway people.  Some of us are tired of it, but knock yourself out.
