RE:RE:ALL THE BIG DAWGS IN NWHThe high 5% rates are just for very short-term duration, looking out 10 year bond its 3.5-4.25% CAD/US.   AFFO matters more than the payout.  Right now for NWH its about 9x AFFO, the SP could be a bit higher around 5-5.50 I would think. The sellable value of the REIT is likely still around $10 thats why they may be trying to take shortcuts to restore value rather than wait years for a macro recovery
