Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

A soft landing can only occur if the 10 year reaches 5% + which implies that the neutral rate has fundamentally changed since covid. However, I will say that if the 10 year treasury reaches 5% and stays there, then we will see an epic stock market crash.

The goldilocks scenario would be immaculate disinflation back to 2% with zero change in the 10 year. There is not a snowballs chance in hell that's going to happen.
