Should cancel 1m shares/month so maxed out will end in Sept/Oct and retire 7.5m more shares for only 50m. Likely be a few rate cuts by then and perhaps an insane amount of liquidity build through the retail/industrial asset sales.

hard not to see artis bottoming out about these levels unless POWELL wants to play russian roulette with the CRE space and economy here.
