Look at you constantly egging me on to give you more knowledge?  You said, "Why are you even invested in BPY then?"   The problem is, you have forgotten some of the things I have said in my previous posts.  Go back and finish the work.  

I told you yesterday, lets move on from this $19 billion discussion.  But you need more from me, like a baby needs a soother.

I didn't ask for your proxies for BPY, I think I said, no thank you.  And here you are offering your proxies.  So I guess you now want me to validate your proxies for you?  

You did prove one thing to me in this post that I am here replying to.....you have not got a clue how it is I think and why I am sitting in BPY as opposed to say SLG or VNO.

One thing is for certain, you obviously think you can get 20% yields in BPO prefs and the $19 billion increase in assets must just be an absolutely amazing thing the entire market is missing except for you?  The market is so stupid that it prices BN prefs at 7% yields and BPO prefs at 14%.  In your world, risk adjusted returns must be a conspiracy theory or something.

Btw, I never even remotely suggested the $19 billion was a green shoot.  You obviously think it is.  I think I said it was more like a journal entry.  Do you go beyond the balance sheet equation and get into the world journal entries?  Or is that where you start to "skim" over things, like you did to my favourite page 52.

For the record, I have followed BPY/BPO for a long time. All the way back to the early 1990's when it was called Carena Bancorp and was trading at a $1/share.  Thirty years later, BPY is another problem and make no mistake, Bruce Flatt has proved to me, that he knows how to fix problems.
