Big relief it we get a small bump and not a a tank-job to $3's. If the latter happens mgmt should be canned. They delivered the blow in september with a 60% dividend cut and a very weak ~0.40/year AFFO estimate for 2024. Hence why we traded down from $6-7 to $4.20 now
