I think we sell FCR, buy Dream (moves to equity accounted with Cominar), rates get cut, and Cominar sees further FMV revisions up and the deal optics look better. I see this as Samir's path to redemption and success. He seems like an honourable man. I wish him, us, and all stakeholders the best. And I trust he will execute on behalf of all of us.

I think after a few hundred million more in dispositions, Artis will be in position to make a play for DREAM Office, perhaps in concert with Michael Cooper.  I hope Samir learned lessons from Cominar and will structure the next takeover more transparently and on more favorable terms:  leave Koch Industries out of it, and ensure Artis gets its fair share of any debt or preferred shares.
