Inovalis Real Estate Investment Trust is a Canada-based open-ended real estate investment trust (REIT). The Company is formed for the purpose of acquiring and owning office properties primarily situated in France, Germany, and Spain. The REIT properties are strategically situated in urban areas, generally in close proximity to public transportation. Its France properties include Gaia, Arcueil, Delizy, Metropolitan, Sabliere, and Baldi. Its Germany properties include Trio, Kosching, Neu Isenburg, Stuttgart, Bad Homburg, and Duisburg. Its Spain property is Delgado. The INOVALIS S.A. acts as the manager of the REIT.

RE:Terrible resultsI really don't see the reason for all the hate on these results, the bad news should have been baked in from q3, the always set it would take most of these year.

Only real bad news  was a slight reduction 23% of 13% in lease at trio; but offset with a 5 year extension. The default on trio I think they are just biding there time as interest rates come down. It's no recourse to that property only and it has about a 80% ltv versue the shares at a 80% discount to NAV  so even if they have back the keys doesn't really move the needle much. Just some negotiating hardball going on.

I actually though it was quite positive they mentioned receiving offers near appraised value evennpoat year end for sabiellere, if that sold it would be 15 million in cash - about 1/3 of the whole market cap.
