RISK/REWARD

It was obvious at $7-8 bucks using the old price that D was not even the sum of its parts. The scotia analysis showed that using a fire sale 5x AFFO and DIR/resdential rezoning it was about $9. Now its at $11. The question is at what price is the risk/reward not that great anymore.....$13ish?
