The properties are divided into three categories: office, retail, and industrial. S&P earnings yield

Is now ~ 3.4% compared to the 10 year at about 4.2%.

This rally for the S&P is not sustainable and it is
more about a multiple expansion than an earnings expansion. Expectations for future earnings are too rosy and it usually does not end well when reality kicks in.
