Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

My levered reit portfolio has always had a positive carry, it was never close. Highest debt tranche is prime and lowest being IBKR second tier... my marginal cost to borrow now sits at 5.5%...

most recent trade was to move some debt into yen (cost to borrow of 1.5%) by longing a Japanese company - Metaplanet. Up 4x in short order.

I just shared more alpha than you can prob squeeze out in your lifetime. Sorry if I offended your wife's boyfriend.
