What does BPY/BPO actually DO? If they buy and manage

What does BPY/BPO actually DO? If they buy and manageinvestment properties, what's the purpose of BAM?    If BPY doesn't MANAGE properties then really what's the point of BPY?    If it does, why need/pay BAM?  I'm assuming BPY paying BAM.
