The Deer Cove talc has magnesium content which is beneficial for health purposes, which in addition. To its very high grade congruent with very fine talc, is favoured by the market.
Dont know much about talc but industrial prices are in the $100 to $200 US per ton depending on fineness.
There is of course an existing mining road to Deer Cove but Deer Cove is uphill from the Deep Water port, so a conveyor belt might make transportation a very cheap affair .
Maritime has so many assets able to be monetized but never the capital to fully monetize even HD.

Nice to see on the CP a statement that at current POG prices, the current HD reserves are worth $800 million US in monetized revenues.
That will easily double once all of the planned drilling converts resources to Reserves.
