Has Samir missed the boat...

Has Samir missed the boat......on making a play for Dream Office?  If so, is that a good thing for Artis holders?  If not, how much would he be willing to pay at this point?  And would that be enough to be successful?

Lots of questions swirling around in my brain.  I no longer have a position in Artis after buying more AP, Dream and partcularly TNT.  It is all working out very nicely indeed, but I am still looking at rotating back into Artis if the relative value gap is significant enough.
