49 Ontario = 120M and still own 25% (Based on Cooper's Estimates). MPCT Owns 100% and debt is over 6% at roughly 80M.
Scarborough Deal = Very Roughly 336M * 45% = $151M (based on 5.6M square feet residential at $60/foot, plus there is lots of commercial as well). Debt is 47M and we own 45% of the property.
If either of those are known to be making marterial progress, insiders would not be able to buy. Closing these 2 deals would elminate almost all corporate level debt for MPCT, and MPCT would become a debt free REIT at the corporate level. No interest carry costs.
