Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

Any REIT who could sell properties oppertunistically to special interest purchasers, never had a problem. I think this point was/is silly an uneducated for REITs like Allied for example. Rate cuts only make properties more liquid, which further reduces the risk. Exhibit A: H&R REIT faced debt wall after debt wall, no issues at all.

Working from home is ending. Depression will shift leverage from Canadian employees to employers. No office developments pencil and have started for awhile now. Exiesting development pipeline is tappering. So no new supply, and exiesting supply is dropping as office is rezoned. And now demand is bottoming. I'm not an economist supreme but I recall the supply demand curves from university.

now imma roll one and watch some football. Have a good Sunday DZ.
