The properties are divided into three categories: office, retail, and industrial. You can literally buy the best lower REITS- DIR, REI, HR, PMZ and net almost 1% from the IIRB margin rate, soon to be 1.5%.

Not to mention many of these mulitiples are still not close to historical standards

They just cant really give these guys a fair pricee

If it isnt inflation, its the 10 yr yield and deficit/strong economy

always something rearing its head to tank reits

whats next, a new covid strain?
