The properties are divided into three categories: office, retail, and industrial. I have to agree... we have reached a beautiful intersection of:
1) cheap capital that is only getting cheaper; and
2) cheap REIT valuations with rich yields.

I have zero respect for you - but your levered REIT strategy admitidley looks like perfection at this moment. I will be buying back what I trimmed, and more.

We have not endured hell to shy away now... forward.
