It will be interesting to see what this actually sells for, especially considering the comparatives by the same builder.

The listing does appear to have a few upgrades i.e. granite countertops, hardware, etc.

Not really sure an extra $58 per sq. ft. is justified.

Some other aspects to view are with the actual pricing history dating back to 2012.
Note the lot values (serviced)

Also note there are no park or HOA fees to add to your monthly payments. Add another $200+ to your $4,485 mortgage payments.

Sage Ranch's last building costings were from 2019, so seeing the comparative numbers showing cost to build vs. selling price over a five year period would be great to see.
Considering KHovanian's profit margins their costs appear to be about $200/sq. ft.+/- range.

Always great to see.
