RE:LIVE Now - Development Charge Waiver 2024.EX18.2 The executive committee APPROVED the removal of development charges and reduction of property taxes for up to 7000 homes.
MPCT was waiting for this to get 49 Ontario Construction Financing completed. We will now get this approved and then we can start construction. Constuction financing is expected to be done in the very near future (4-6 weeks)
These incentives will save construction costs on 49 Ontario around $30-$40 Million. This is verified not just by the numbers, but also Mr. Cooper's own comments on the call saying it would save 5-6% of project costs. On a 700M project, that will save $35-$42M. This adds immense value to 49 Ontario and allows for quick construction on this project.
I outlined my estimates on this project below, but note Mr. Cooper stated there will be 1200 units, where I only calculated for 1100 units. So the savings will be greater than my estimates:

This project is expected to be 75% sold to other partners generating around $130 Million in cash to the reit, while we will maintain a 25% investment in the project. This one partnership will pay down half of MPCT's corporate level debt. This project is expected to start construction in 2025.
Do your own DD. Do not trade MPCT as the liquidity is low. Plan to hold the shares you buy as it is not easy to get in/out of a low liquidity REIT.

I will add to this, No GST on new apartment builds, as well as CMHC loans are non-recourse. Dream is one of very few on CMHCs fast approval regular developer program. Plus, Toronto's new rental incentive program waiving development charges

This will save MPCT 30-40M on 49 Ontario development, so its important to be approved (we can continue 49 Ontario without approval, but this is icing)
