Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

I feel Snakey's disappointment tied to the underperformance of our REITs. I think it's nonsensical for me to bullishly describe Artis, et al. while they destroy my total overall portfolio performance. I have now reverted back to a wait and see strategy where we get paid handsomely to wait (some more than others depending on leverage and cost of debt).

My REIT portfolio is 3x levered now - I have been buying back HR and Artis aggressively on the recent dip. REIT portfolio (unlevered) yields 7% and cost to borrow is sub 5% thanks to IBKR and cheap JPY margin - so levered portfolio generates roughly 9% on equity investment.

Its been brutal lately and I don't feel great at all. Its really bothers me how obvious the Bitcoin-Trump trade was and it pains me that I did not go all in. I missed the opportunity to change my life. And I guess I gotta live with that. On that note - off I go to my 9-5. Fml.
