Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

SmartCenters has the REIT chart you would *expect to see at this stage in the macro (albeit the yield is still too high IMO of 7.5%).  It is a very clear technical pullback to the early 2024 high and ready to make a new high after the shallow pullback/consolidation is over.  There is nothing ominous going on in the chart of SRU.

Compare that to XRE which in November unexpectedly made another leg down and is another red day from breaking support.   Maybe it was earnings, or the fact that hated reits comprise the ETF....I dont know.  But this is not supposed to happen, at it reinforces my belief that short sellers are going to town.   XRE has had unusuall high volume relative to past year in teh past month.  serious short selling pressure
