If they paying 15, 16, 17 dollars it really sounds cheap when the company can buyback every share in less than 3 years out of FCF at the current price. 

In terms of FFO, if they invested nothing into Capex, they could do it in less than 2 years. 

It is the most compelling case for a buybacks that i have ever seen.

The situation the company is in requires them to switch to a more opportunistic strategic mode, where they have done a great job in their regrouping efforts, now it is time to turn that into shareholder value. 

The operations supports a case for a much higher share price, management needs to have the conviction to get it for the shareholders.
