Buybacks support the share price. The Dividend attracts passive income investors.
As long as the company supports its shares price, they are supporting shareholders.
It's a long term strategy, with immediate affects which I've pointed out. Fact, not an opinion like yours.
You would rather the company have more shares outstanding and doing what exactly with the extra FFO, which they can't do with the 2/3 of the FFO they are currently using responsibly, and eficiently?
