thanks for sharing your thoughts with us Muttley, appreciate it. 

Atleast with this play, you can rest assured that it is relatively safe given they are self sustaining despite the current headwinds.  Their fiscal prudence despite the pressure to "grow grow grow" by investors in years past has left them (and us) better positioned for the future than many imho!
