Avenue rd Lawrence was a Southcreek

Avenue rd Lawrence was a SouthcreekNorth west corner one block up from Avenue Rd & Lawrence ...across from the recently failed upscale grocery store Pusaterris. Calgary's new location is a similar as is Port Credit (Mississauga) in these are not in malls and in areas where the demographic eats out and people have money to spend. 

WRT value\over value etc, all we can really say is that the stock will be volatile and if you are only concerned with the short run, then that volatility is a concern for sure and I expect it is based in part because you are currently buying a story.
