Seriously what REIT these days is 50% retail/50% office? You need a mix of industrial and residential.   That is the problem. Dont these guys have smart management that hedges risk?

"Dont these guys have smart management that hedges risk?" Are you serious?  If you don't know Brookfield's management, then you should probably do some research.  They are literally the only property equity doing major buybacks right now.  Like 1% a week.

Having a 50% retail portfolio when its been gradually deteriorating since 2000+ is not good decision

complaining here like you have been doing for YEARS about all reits on your various accounts wont do any good.. Try sending a comment to management or investor releations and you might get a resonse, or phone call... I said something to HR reit and the VP of invesor relations actually called me and we had a good conversation..
