Are distributions 100% ROC
I do own multiple REIT, Close End funds and ETF. My understanding is that BTB is deferred tax so ROC. If right, not the best to own in Non-Reg account. The price seems same level than 1 year ago which would mean that 50% of distribution would be taxable and net return would then be roughly 5% since not much share price appreciation. Much better to put in TFSA or RRSP.
Was thinking to buy some in Non-Reg account but maybe not the best. Long time investors feel free to provide your input.

reits are all roc except when the fund makes a sale during the year that triggers a gain then that portion is a taxable CG;; once you receive your original investment back then the dist is a 100% taxed as Capital gain;;

I would suggest that part of the reason is that the distribution was cut by close to 30% and has yet to be reinstated to previous level. Also investor sentiment towards the amount of retail properties iin the portfolio.

BTB just did a offering at 4.20 it had been at 4.35 overall pretty stable but (eg) similar reit TNT goes up and down dramatically I was up 6K on TNT and now down 6K it seems to trade like gold or oil stock these days;; had a flat just released financial which hurt it;;

I would reccomend caution in the simple comparison of various REITs as market sentiment can differ significantly between diversified REITs (BTB) and industrial REITs (DIR, NXR) and pure play office REITs (TNT).

Less than 50% of BTBs leasable area is office properties so I do not consider it comparable to SOT and TNT which are pure play office REITs (actually SOT has one Walmart retail property in it's portfolio I believe). As for SOT flying high, as I shareholder I am pained to disagree since we are down from recent highs and are down consderably from pre-pandemic values.
