KHOV Lot Prices >> Sage Ranch

I found recently that KHOV paid USD $104,000 per paper lot for the recent purchase and the next batch may be ~$150,000.
 
These lots were cut out over 20 years ago and require a lot of work as they are unserviced. 

The unit cost for Sage's 995 units is significantly less and higher value. 

My group still continues to have high confidence in our GRB and our CEO.

KHovanian paid $55,000 per serviced lot for the original 50+ building lots. As with Sage Ranch all the roads and services need to be installed before building permits can be issued. Not sure what they paid for the latest (18) lots but if you look at the Tehachapi News photos you can see all the roads, electrical, phone at at the edge of the building lots. FloatsnJets suggesting that unserviced lots in Tehachapi might be worth $150,000 is simply laughable.

The suggestion is for a single family dwelling lot. 45% of sage is multi unit dwelling. You're not getting an average of $150,000 per lot by any means.

$150 grand for a single dwelling lot in Tehachapi, a fully serviced lot, still seems a little steep. And Floats was talking about a "paper" lot, whatever that means. I think he meant an unserviced piece of dirt. Now that is really dreaming in technicolor.

Just to add a little context to FloatsnJets valuation for Sage building lots, which by the way sounds very reminiscent to lot valuations Jeff gave investors many years ago as being $100,000-$150,000 per lot.
