Newstock44, I agree, it looks like the company is locking in long-term cash outflow.  With the decision to have a dividend this will help cash projections and the ability to support (the dividend). Locking in at 5.26% seems like a good rate as well for a 40 year loan.  I can live with the 10% balloon, especially when you do a present value calculation of what this amount is worth.  ...more
