By Using your " proxy voting " power before Sept 9th to buy the current external management company TP L.P. and bring everything in house for better control and results. Only makes "cents". IMO......Regards to ALL holders, TimeBuilder

What is the rational for taking external management, which has gotten us this far, and replacing it with untested in house control.

Buy what you use theory...... It is all outlined in the voting package..... It is the same external team but now will be part of the company directly ... expenses currently are at arms length...just maybe this team can take on other outside projects to manage and generate more company revenue.....We are sure the company knows what they are doing...as you already stated....just thinking out loud ...more

Essentially, MST.UN is a victim of its own success. They have grown to such an extent that for the long term, they want to internalize asset management rather than pay these costs (which will ontinue to rise) to an external agency.  Makes sense to me.  Management has done a superb job since the IPO so IMHO, they have eaned our support. In the long run - internalizing the management  team makes a huge difference (assuming team is good). Control over the costs and not dependent on a third party.  Also interest of the asset team is more aligned with shareholders being employees of said company.  Pure Family REIT just announced the internalization of its asset management team as of September 1, 2016.
