One of Sandpiper's proposed board members was part of Spyglass Resources that ended up in recievership, stock holders were burned on that one..

Exactly.. some of you might want to research Sandpiper a little better.. I also invest in Dream Office, he was trying to stir the pot there, but got burned, pound his chest that he owned over 10% of it, then Covid hit and I guaranteed he had his margin account called and lost millions of dollars.. Well I guess they have good taste, I've also owned Dream Office.  I believe they sold 1 million shares in the 16s but still hold 8.5% of the company, they stated they liked Dream Office still but they wished to invest elsewhere, maybe there was another opportunity, maybe they were overlevaraged.  Of course entrenched management doesn't like activist investors, doesn't mean ...more

Good Luck I am not changing my opinion you know exactly what I meant.. anybody listing to the confernce calls hear Artis president talk about Calgary and all the other stuff above. I don't have an agenda other than to make money.  I'm from Winnipeg so know of Artis and understand some of their properties here which are nice including the strip mall close to where I live in St. Vital that is full of pandemic proof business like Shoppers, Liquor Mart, cannabis, pizza, clinic, tim hortons, etc.  I had heard of Artis initially from Rob Tetrault that worked for ...more

First off if I'm modest or not is irrelevant, I'm not here for a pi$$ing contest anyway and you misinterpreted yet again, maybe my point is simply that I'm not a moron and that my interests are aligned with unitholders.  I'm here to make money, not be a bagholder for a decade.  Artis' unit price was 15 bucks on March 1, 2006, explain how that is so incredible.  ...more

You say you have no agenda, but you defended Sandpiper Losing probably around $20m in two months at Dream as some sort of they probably had a better strategy where to invest the money.. seriously? And you want to talk investments. They are at full tilt losing money on a lot of investments my guess is they are down another 50% on extendcare.. anyway he bought shares at $35 bragged about it and ...more

I hope you had a good day off. SAndpiper was the one that said their average was around $35, but again it doesn't mater.  My point and what i believe is that they are no Messiah and not qualified to run a diversified REIT either, the investment bankers spent years and hours on this stock, a NAV of $18? come on, we are lucky if we get a 10% bump over analyst predictions, if they come in ...more

For the vote, we will see what happens.  But regardless of outcome, this is still undervalued. So this discussion would be more relevant at 12 bucks a share or higher, no point in selling before them on all shares.  Regardless of outcome there's no way we are priced right currently with a medium term view.  Even if management NAV is accurate today, real estate in general is ...more

Hi Malpeque, Early this summer I did a deep dive in the REIT space  - I went through Wikipedia and literally started going through every REIT in Canada.  Wanted a diversified basket but was especially interested in those that had taken an unecessary beating from their Feb high price.  One of those was H&R, it remains one of my top holdings, would call it a combination of value ...more
