I don't feel negative at all about the performance. He inherited a REIT with debt maturing quickly in a rising interest rate environment that nobody predicted, including yourself. He is running this REIT beautifully and has made many excellent dispositions since taking over. In the long term I think Artis will do very well..!! And, the low share price will make the renewed NCIB in December
